Building Setback Laws Every Homeowner Should Know. When building a luxury home, it’s not just about design and materials—building setback regulations are essential. These laws define the required distance between the house, fences, neighboring land, and public roads, ensuring safety, legality, and harmonious living.

Key Setback Rules

  • Solid walls against fences: Allowed only with written consent from neighbors.
  • Walls with windows/doors: Must be at least 2 meters from the fence (for 1–2 floors), and 3 meters for 3 floors.
  • Building coverage: No more than 70% of land area can be built on; the rest must remain open space.
  • Public roads: Houses must be set back at least 3 meters from the road centerline if the road is under 6 meters wide.
  • Corner lots: Fences must be cut back 4 meters on each side to avoid blocking visibility.
  • Room requirements: Bedrooms ≥ 8 sqm, ceilings ≥ 2 meters, stairways ≥ 80 cm wide, all rooms need natural ventilation ≥ 10% of room size.
    Security grilles: If installed above the 2nd floor, must have an escape opening of at least 60x80 cm.
